    I was putting together a lease, and wondering about late rent. Home is renting at $1000/m. I have a late rent charge of $25 after the 5th day. Due 1st, 5 day grace to 6th (for Friday Checks if needed), then on the 7th I add it. Let's say someone doesn't pay until the 20th, can you, or have you, added... show more

Due 1st, 5 day grace to 6th (for Friday Checks if needed), then on the 7th I add it. Let's say someone doesn't pay until the 20th, can you, or have you, added additional late charges? Is that a normal practice? Or is it just one late charge per rental invoice? Thanks

Because there are 2 months that I didn't pay also in the past . I couldn't pay them yet. My intention is to pay all my dues . But it was tough times for me and I'm trying hard. Please let me know what is the situation now? Where am I gonna end up ? I have no place to go and I have no money to pay security deposit in another room and I can't afford moving without a car ...     Best answer: People are sometimes mean when they're living a miserable life. I wouldn't let his actions determine how you feel. As long as you are paying rent he shouldn't be bothering you, if he is slamming the door or constantly harassing you, you can always say he's trespassing, even if he owns the property.

    Hi, I recently signed the lease on a apartment but it was really my second choice. My first choice one went down in price and I thought that I might try to back out of the first one. I had actually signed the whole lease and everything and my move in date is awhile away but I signed it only a week ago. But then said they can cancel my application (won’t refund the application fee- which is fine). But I am still worried that somehow they can be assholes and “cancel” my application and still have me on the hook for the duration of the leases money because I did sign the lease contract. Can they do that or since they are literally saying they can “cancel my application” that I am going to be off the hook ?

    There is a lot of great land in bad neighborhoods close to downtowns of cities that could be used for middle class affordable housing. What stops developers from building gated communities there? What stops them is the fact that, most often, families avoid moving to bad neighborhoods because of bad schools (and crime). If a crime issue could be solved by fencing the area (if the area is big enough to feel comfortable there), why don’t developers build schools exclusively for middle class residents that live in that apartment complex? In countries like Ukraine this is often practiced, but I never saw it in the U.S. I understand that it might be hard to convince the government to fund such school, but maybe HOA fees could fund such “private” schools?

    I had a similar story: I owned a house before the last crash and fell behind on payments when I lost my job. I owed $95,000 more than the current value of my house. Eventually after several failed attempts at loan modifications or forbearance, the bank offered a deed-in-lieu of foreclosure, meaning I'd sign over the house and they would write off the remaining balance of my loan. I took the deal and then spent 4 years in a rental and repairing my credit. When I approached my credit union about a loan they didn't know the difference between the DIL deal and a foreclosure, they told me it was all the same and I would have to wait until 7 years when the transaction dropped off my credit history. But I worked with an independent loan broker, who found me a mortgage at a great rate, and I closed on another house 2 years ago, just over 4 years after the DIL.

    I think that most credit unions in general don't like to work with people with less than perfect credit. Their employees aren't trained or experienced in dealing with situations like yours or mine, so they just turn away any situation they don't understand or don't want to deal with. So I wouldn't put too much stock in what the credit union told you. They might not loan you a penny for 7+ years, but that doesn't mean you can't get a loan with competitive rates & terms elsewhere.

    I love credit unions for everyday banking, but they're not a great source for loans of any kind if you have less than ideal credit history.

    Bottom line = shop around.
