We’re looking into getting a house. We can’t rent as no one in my town allows pets. Not even apartments. Trust me, I looked. We own 5 cats of various ages. As for the desired house, we don’t care. As long as it’s decent and not in a major flood zone. By decent, I mean mostly maintained and not literally falling apart. We’re not picky. I’m just asking, can we get a house? Price is $30,000 and below as I know with us having no credit brings us with a limited selection. I’d like to know what can we do? Also, can’t get credit cards cause my mom hates them with a passion.

    But buy something good... Remember a house is your #1 asset and is a huge part of your net worth. the mortgage insurance goes away when you hit 20% equity. You are young, you are getting paid, you might as well invest in your home. Also after you have been there a year, you can sell the house. any gains are TAX FREE>>>... Plus you get to write off all the interest on your taxes, that's most of your payments. Also keep in mind, no one in their right mind would loan money for 30 years and a low interest rate, home loans won't keep up with inflation and as time goes by your payment will be less of a burden as inflation rises.

    First step would be to visit with a mortgage company and see what you qualify for. You might be surprised.

Do I qualify for another mortgage if I rent my current house out? If so, how long would it take for me to qualify for a mortgage? The last time I checked my credit score, it was 751. That was 1.5 years ago and after 6 months of mortgage payments. Please don’t try to talk me into renting.

Is there an amount of time that I am required to stay in the home before I move? If I decide to move, can I have my sister buy out my half? Will there be any penalties if/when I do move out?     I have been renting for almost a year now. In April my former landlord sold the properly to a landlord who was only willing to allow me to sign a lease with a group of 4 other people. I was not happy with the offer, and as a result I tried to find a new place to rent. I found an offer that was a little bit cheaper than the current room I am renting. The person who was offering the spare room claimed that they would bring their husband over to show me the apartment and the potential room I would be renting out. I met up with the womans husband that day and he provided me with an offer to sign the lease on the same day as soon as the showing was over. I agreed and we signed the lease together and I paid him the security deposit once the paperwork was all finished. He wanted the money in cash, and he gave me a receipt when I gave him the money. The very next day I met with him to get my copy of the lease. For some reason none of this feels right at all. Apparently the woman I contacted owns several properties in the city I live in, but then again I have no way of verifying whether or not she genuinely owns them. The landlord also stated the name of their business on the lease, but when I try to look it up I find absolutely nothing on it. I may be a little paranoid, but I am very concerned as if I am being scammed then I don't have a place to live when my current lease expires, and I lost money that I really need.

    Over the last few months I have had nothing but calls and threats from the resident manager at the section 8/HUD complexes I live in. She keeps stating that she keeps “seeing” my children’s father coming around.. which yeah, he’s here almost every day to see his 2 kids. Not sleeping here! The last few months, after the first time she wrote me up for multiple sightings of him here, IN BROAD DAYLIGHT, she said I was more than welcome to try to get him on the lease again. So we did that. He didn’t pass the credit check.. so we appealed it. She denied it at first, told us to appeal it to corporate office. We did that. They approved him! We thought everything would be good and the harassment would stop.. then she said the next step was to make sure his income wasn’t over the limit... well at the time he was layed off and not working.. it took the woman over 2 months to do the paperwork! Now he has a new job, and she calls today and says his income is too high to qualify and he can’t move in and threatened to kick me out the next time he is seen here?! I feel like she did this on purpose by dragging her *** on the paperwork because she didn’t want him here in the first place! Now we have to probably pay 3x the rent somewhere. I was planning on starting college next month but that looks to be out the window because we need full time jobs to support our family, because I’m terrified that she will kick me and my kids out! I feel like she’s targeting us. It’s not a good feeling. :(
