We always build our fences 1 inch inside our property line. This makes the fence entirely ours. IF you want to build a fence right on the property line then even though you paid for the fence it becomes a lien fence. That is why it is customary to seek the other property owner to help pay for the fence. If they refuse to help pay, then just make it your fence by making sure it is 1 inch inside of your property line and never ever give them permission to connect anything to the fence.

    Now in the event you have CC&R's in your community that restrict fence heights then they still can't stop you from building a fence but some CC&R's have fence height limitations. In my community, our CC&R's restrict front fences to 2 feet in height, but side and back fences can be up to 6 feet, unless you have property that is up against the golf course. Our CC&R's restrict golf course homes back fence height to 36 inches max.

    If you have a neighbor that does not want you to build your fence, just build it on your property and they cannot stop you even if they moan, grown, whine, and complain! It's your property and you can build a fence if you desire! Just make sure it never crosses over onto their property while you are installing it!

    We just bought this small house out in the country. It's a 2 bedroom 1 bathroom house, with living/kitchen area, and in the front there is a converted screened porch that is now a second living area. I've noticed that in the converted porch area the floor is slightly slanted. We put a pool table in there and had to put drink coasters under two legs to even it out. I'm not sure if it's supposed to be angled to allow water to drop off of the flat roof, or if there is lack of support under the house. Can anyone tell me if it's normal? Also, the actual "house" is completely even, so no problem there.

    Hi all! So one of my roommates is kind of angry that our electricity bill is kind of high this month (its February in VA) and is insisting that if you are living in the space and have a space heater, leaving a salt lamp on, or have an electric blanket you should be paying more. I have a salt lamp and leave it on for approximately 10 hours per day (25 watt bulb) and have an electric blanket (200 watt max setting with internal setting of 3 hours heating). In order to be fair when charging people for their electricity bill, I decided to do some research into the consumption of these items into the bill. From what I have found the most consuming aspect of the bill is due to heating, water heating, and refrigeration. There is some increased use (albeit small) due to the use of my lamp and blanket, but I am not sure that it is enough to warrant charging me more than the next person. This roommate also uses a personal mini fridge and spends 4-7 hours outside of the apartment each day vice the 10-15 that I spend out of the apartment on a day to day basis. I don't want to have to end up paying more for electricity than need be as I personally spend less time in the apartment than the other roommates, sleep next to a window, and want to leave a light on at night. From what I have gathered if the bill were to be split based on energy usage we would all be paying relatively the same bill. Any help would be appreciated. Thanks!
