Can we charge tenant for agent fees?

Our tenant broke lease 6 months before their two year lease ends because they are moving out of state. They asked if they can receive their security deposit back and we said yes if all conditions are met (although we could have kept the whole security deposit.) We already found a new tenant. They asked if they can receive their security deposit back and we said yes if all conditions are met (although we could have kept the whole security deposit.) We already found a new tenant. Now since they broke the lease which we did not anticipate we have to hire a temporary agent to provide services for them to move out and new tenant to move in while we are at vacation next 5 weeks. If they moved out at the end of their terms we would not have to hire an agent since we would have taken care it ourselves. Can we deduct agent's fee from their security deposit?
