    "He wants to sell his apartment" is the correct sentence. If you would like to use the word "wanna", then you could correct that other sentence with: "He would wanna sell his apartment".

    Wanna is want to. If you way each word the way it is supposed to be it won’t even sound right

    wanna is normally used when it is in the “you” form. so like do you wanna go out. same with the “i” form so i wanna go out. only works really when the word “want” doesn’t end in an ‘s’. 

    eg

    i want to go out - i wanna go out

    he wantS to go out - he wanna go out (is wrong)

     it is slang though so don’t use it in a formal conversation.
