Exercise controls muscle and burns fat.

Potentially, but you still need to be in a calorie deficit to lose fat.

Finding good sources of these foods is also important,

Grass fed beef, free range eggs/chicken, non homogenized gently pasteurized milk etc.

Use skim milk and cut down on steak - the others are very good, but all need to be done in moderation. A key ingredient is an exercise program that focuses on being lean, not on being bulky. Without the right exercise, you won't succeed. Good luck.

Milk is loaded with sugar, so take that off the list.  It's for baby cows, anyway and if you think about it, a baby cow gains well over a thousand pounds the first year of its life.

Lean beef, chicken, salmon, and eggs are all good sources of protein, the building block of muscle. Milk, not so much.  No one needs to drink cows milk.

Of course, just eating protein won't build muscle or lose fat.   Calories consumed vs used is what determine whether a person looses weight or not.  A low carb, low sugar eating plan with lots of fresh vegetables, good quality protein, and healthy fats from from things like olive oil, walnuts, and avocado can help with fat loss -- but only if you are in a calorie deficit.

Milk is fatty.  Steak is not particularly good for you unless used infrequently.
